This Closing Cost Contribution Addendum is attached to and made part of the New Home Purchase Agreement dated August 15, 2026 (the "Purchase Agreement") between Jordan Avery and Riley Avery ("Buyer") and Cedar Crest Homes, LLC ("Builder").

1. Builder Contribution

Subject to the conditions below, the Builder agrees to contribute up to $12,000.00 toward the Buyer's allowable closing costs, prepaid items, and/or a permanent interest-rate buydown. The contribution is applied at closing and may not exceed the maximum amount stated above.

2. Preferred Lender (Optional)

Buyer is not required to use any particular lender, title company, or other settlement service provider as a condition of purchasing the Property, and Buyer may select the title insurance company of Buyer's choice. The contribution in Section 1 is an incentive available if Buyer finances the purchase through Trailhead Home Lending. If Buyer chooses another lender, the contribution will be reduced to $6,000. 3. Lender Approval

The contribution is contingent on approval by the Buyer's lender and on compliance with all applicable loan-program limits on seller and builder contributions. If the lender or loan program limits the allowable contribution to an amount less than the maximum stated above, the contribution shall be reduced to the maximum amount the lender permits. The contribution will be disclosed to Buyer's lender and shown as a seller credit on Buyer's Closing Disclosure. Builder will not pay any portion of the contribution, or any other fee or thing of value, to a lender, title company, or other settlement

4. No Cash Value

The contribution has no independent cash value. It may be used only to offset the Buyer's actual and allowable closing costs, prepaid items, and/or rate-buydown costs at closing, and shall not be paid to the Buyer as cash, credit, or rebate outside of closing.

5. Unused Contribution

Any portion of the contribution that is not applied at closing under Section 1 is forfeited. The Buyer is not entitled to a refund, credit, price reduction, or any other benefit for the unused portion.

6. Effect

This Addendum is part of the Purchase Agreement. If it conflicts with the Purchase Agreement, this Addendum controls; all other terms remain in effect. If the Purchase Agreement terminates, this Addendum terminates.
