This Construction Change Order (this "Change Order") modifies the New Home Purchase Agreement dated August 15, 2026 (the "Purchase Agreement") between Jordan Avery and Riley Avery ("Buyer") and Cedar Crest Homes, LLC ("Builder") for the residence identified above.

1. Description of Change

The kitchen and rear elevation are modified from the approved base plan to relocate the kitchen island, enlarge the rear door opening, and add a garage service door as itemized below.

This change modifies the residence as built relative to the plans and specifications incorporated into the Purchase Agreement.

2. Itemized Cost

#

Description

Amount

1

Relocate kitchen island and add pendant-light rough-in

$1,850.00

2

Upgrade rear sliding door to 12-foot multi-slide unit

$4,600.00

3

Add insulated garage service door

$950.00

Contract Price Before This Change Order$450,500.00

This Change Order$7,400.00

Revised Contract Price$457,900.00

The contract price before this Change Order includes all previously approved change orders and selection sheets. This Change Order increases the contract price by $7,400.00. The Revised Contract Price above replaces the Total Purchase Price in the Purchase Agreement.

3. Schedule Impact

The parties agree that the work described in this Change Order is expected to extend the estimated construction schedule by 10 days, and the estimated completion window stated in the Purchase Agreement becomes February 11 to May 10, 2027. This Change Order does not extend any outside completion date in the Purchase Agreement unless it says so expressly.

4. Payment Terms

50% of the Change Order amount is due upon execution of this Change Order; the remaining balance is added to the amount due at closing. Amounts paid under this Change Order are credited toward the purchase price at closing and are refunded to Buyer if the Purchase Agreement terminates, except that if it terminates because of Buyer's default, Builder may keep the documented cost of work already performed under this Change Order. Buyer should give a copy of this Change Order to Buyer's lender, because a change in the contract price may affect the loan amount, appraisal, and closing figures.

5. Authorization

Work described in this Change Order shall not proceed until this document has been signed by both the Buyer and the Builder. Once signed by both parties, this Change Order amends the Purchase Agreement dated August 15, 2026 to the extent stated herein; all other terms of the Purchase Agreement remain in full force and effect.
